​How quickly will you be able to get my property rented?We spend time ensuring your property is ready for the rental market and attractive to potential tenants. The amount of time it’s on the market depends on competition, time of year, and the condition and price of your home. We will ensure it rents as quickly as possible to protect your rental income.

How do you price my property?We do an exhaustive analysis of comparable properties in the market and price your home accordingly. The goal is to earn you the most rent possible while minimizing your vacancy rate and ensuring we place the most qualified tenants.

What if my tenant doesn’t pay?Our strict tenant screening process greatly reduces the likelihood that your tenants won’t pay rent on time. However, bad things happen to even the best people, so if a tenant can no longer pay rent, we will begin the eviction process and place a tenant in your property who can pay rent in a timely manner.

KCP Real Estate and Property Management understands that pets are an important part of many households. As such, we are pleased to offer pet-friendly rentals subject to the following policy:

Pet Screening
​
All pets must be screened through petscreening.com prior to move-in and upon each lease renewal. This screening process helps ensure the safety and well-being of all residents and pets within our community. The pet owner is responsible for all fees associated with the screening process. The screening will result in a "Paw Score" from 1 to 5 for each pet, which will determine the refundable pet deposit amount:

Paw Score 1-2: $500 pet deposit

Paw Score 3: $350 pet deposit

Paw Score 4-5: $200 pet deposit

Pet Restrictions
​
To maintain a safe and enjoyable environment for all residents, the following restrictions apply:

Breed Restrictions: We do not allow Rottweilers or Pitbulls.

Weight Restrictions: Pets must weigh under 75 lbs at their adult weight.

Number of Pets: Each household is limited to a maximum of two (2) pets.

Emotional Support Animals (ESAs)
​
We comply with HUD guidelines and the Americans with Disabilities Act (ADA) regarding emotional support animals. If you require an ESA, documentation from a registered healthcare provider confirming the need for the animal as an emotional support for your disability is required. ESA's are not subject to pet rent or the above pet restrictions but are subject to the pet screening process.

Pet Addendum
​
Tenants with approved pets will be required to sign a Pet Addendum to their lease agreement, outlining specific rules and regulations regarding pet ownership within the property.

Additional Considerations

Pet Rent: A monthly pet rent will be charged per pet. The amount will be specified in your lease agreement.

Vaccinations: All pets must be up-to-date on their vaccinations and provide proof from a licensed veterinarian.

Failure to Comply
​
Failure to comply with this pet policy or the Pet Addendum may result in lease termination or other legal action. We reserve the right to amend this policy at any time.
